Lettings Guide For Landlords


Firstly we need to visit your property to determine the best achievable market rental. This will be done using our experience and local knowledge and takes many different factors into account including details of similar properties already on the market.


During the visit we will advise you of the ways in which your property can best be presented to the market and help you decide if the rental should be furnished or unfurnished. There are, as we will see below, several legal and regulatory requirements which need to be understood and actioned as necessary.


Same day listing on all the major property portals including Rightmove, Zoopla & On The Market as well as Buttercup Lettings own website. But it does not stop there, we also use local media advertising and our database of potential tenants is constantly being updated and all receive regular updates on properties which fit their criteria. All viewings are accompanied and the feedback to you is prompt and honest.


As you would expect, our tenant referencing is thorough and robust. As well as using a reliable referencing agency, we carry out whatever further checks we feel appropriate including employers and previous Landlords. Full identity and residence checks are a matter of course. When we have satisfactory results, only then will we advise you to proceed.


Our Tenancy Agreements have, for your protection, been carefully prepared by a specialist firm of solicitors and reflect the latest legislation and are regularly updated to take into account any changes. The normal term is for an initial twelve month period, which can be renewed if both parties so wish, with a break clause at six months. However, we are always happy to take into account any particular requirements you may have. When references are passed, we will forward the Agreement to you for signature.


It is imperative that, before a tenant takes occupation of your property, a full Inventory and Condition Report is compiled and should be prepared by an Independent Inventory Clerk. This will be signed by the tenant to confirm their agreement to the contents and condition at the start of their tenancy. At the end of the tenancy, the condition etc can be measured against the Inventory and any damages properly and fairly assessed. We will gladly obtain a quote for you for this very important document.


Before a tenant takes occupation, we will always collect a deposit from them. This will usually be equal to six weeks rental, although if the tenant is allowed to keep a pet on the premises, a higher deposit may be requested. To comply with government legislation, this deposit must be registered and secured with an approved scheme. Buttercup Lettings subscribe to The Deposit Protection Service and all deposits are therefore protected for the benefit and peace of mind of both Landlord and Tenant.
